Design meets functionality - living at the highest level

You enter the generously designed flat through the L-shaped hallway, which connects all rooms and is equipped with several built-in cupboards. To your left is the first children's room, one door further on you enter the large bedroom with south-eastern orientation. Of particular note in the latter room are two spacious closets, located opposite each other, behind the wall against which the bed lies. Opposite the entrances to both rooms is the bathroom, equipped with a bathtub and a shower. Along the right wing of the flat you reach the living room, a few steps further the second children's room and then the study. The children's room is minimally smaller than the first children's room, and is oriented in the opposite direction (SW). Old pink and purple as colour orientation are significantly prevalent in the study and offer a cosy flair for work and tranquillity. The living room and the kitchen definitely clarify the uniqueness of the property. The living area is accessed from the hallway through a double door and has numerous windows, two exits to the balconies, ample space and select materials. The built-in construction, which creates a homogeneous transition from living to cooking area, integrates the television sensibly into the wall design and forms both storage space and decorative space, is worth highlighting. This methodical creation, with its mix of light-coloured fittings, polished wooden surfaces and slightly matt, taupe-coloured worktops, forms a consistent design line through the kitchen. The continuation of the worktop leads to a shelf that protrudes slightly into the dining area. Connected to the room are the flat's two balconies, which have enough space to position outdoor furniture. A removal fee of € 30,000 is payable for the fitted kitchen and other miscellaneous built-in cupboards.

Haidhausen - begehrtes Franzosenviertel

Lage

Pubs, culture, children and the Isar in close proximity. Haidhausen is more than 1,200 years old and thus much older than Munich. In the past, the little people lived here, but now the district with its many cafés and small shops is one of the most popular residential areas. Haidhausen is home to one of Munich's three long-distance railway stations, today's Munich East Station. Alongside the Ostbahnhof, Max-Weber-Platz is considered the district's main traffic square, where underground trains, trams and buses meet. Close by is the Klinikum Rechts der Isar, one of the largest hospitals in Munich. All around, the Haidhauser Isarauen offer plenty of space to relax. But it's not just the proximity to the river, the many beautiful squares also make the district worth living in. Weißenburger Platz is somewhat reminiscent of Gärtnerplatz, although it is much quieter here. Leisure facilities include one of the most beautiful baths in Europe, Munich's public indoor swimming pool with its historic ambience, the Müller'sche Volksbad, which offers a chance to relax in a unique setting with its magnificent ornaments and traditional youth-style baths. The cultural part of this district is provided by the Gasteig on Rosenheimer Platz. It is not only home to the Munich Philharmonic Orchestra, but also to the Munich Adult Education Centre, the Munich City Library and the Academy of Music. The Munich Film Festival is held there every year. A few metres further on, things are rockier at the Muffathalle. Various bands perform almost every evening in the former combined heat and power station directly on the Isar river. The Haidhausen Museum in Kirchenstraße gives an insight into the long and changeable history of the district. But Haidhausen is not only a district steeped in history and culture; with the seat of the Bavarian parliament, the Maximilianeum, high above the Isar since 1949, it is also a political one. Wiener Platz, on the other hand, with its small stalls, fountain and maypole, is reminiscent of the Viktualienmarkt. In the background rises the brick St. Johann Baptist Church, one of Haidhausen's landmarks. More urban is the lively Wörthstraße with its many pubs. This has earned the district the nickname "second Schwabing". But even here, Bordeauxplatz - a park in the middle of the street - provides a little relaxation in the greenery. + absolutely quiet location with child-friendly courtyards. + Kindergarten only a few steps away + approx. 1 minute walk to the Haidenauplatz bus stop + approx. 8 minutes walk to Max-Weber-Platz (underground/tram) + only approx. 5 minutes walk to Ostbahnhof (U+S-Bahn) + approx. 3 minutes by car to the Mittlerer Ring (ring road) + approx. 10 minutes walk to the Gasteig, Isarhochufer and Wiener Platz + all shopping facilities for daily needs nearby
