Herrschaftliche Stadtvilla in Trambahn Nähe
With light-filled spaciousness, a family-friendly floor plan and a sunny terrace, this property in a top location in Grünwald is a delight; just a few steps away from the Isar. The property was built in 1982 and still impresses today on a sunny plot close to the tram. The historical flair and the absolutely quiet, noble location directly in Grünwald cannot be surpassed. The antique individual pieces as well as the attention to detail convey the special charm of the single-family house built in the late 19th century. The premises extend over approx. 176 m² of living space - divided into three floors. The house has a total of three bedrooms, a kitchen, a spacious living and dining area, a guest toilet, a bathroom and a converted attic. In addition, there is a terrace with an enchanting garden, two spacious balconies and a light-flooded conservatory. The high-quality new fitted kitchen in country house style, antique furniture, custom-made built-in cupboards and a tiled stove in the living area create a pleasant and extremely comfortable living environment. The ideal southern orientation and the large windows, as well as the room heights, ensure an airy, sun-drenched feel-good atmosphere. The house is partially furnished with furniture that has been lovingly matched to the respective rooms. Furniture can be removed or added here after consultation with the new tenants. A cellar with hobby room, laundry room and storage room belongs to the house. This offer is rounded off with a garage á € 100 per month.

Lage
GRÜNWALD South of Munich, in the idyllic Isar valley, is probably one of the most exclusive and affluent residential areas in Germany. The landmark of the community is Grünwald Castle. It was initially a hunting lodge of the Bavarian dukes. It houses a branch museum of the Munich State Archaeological Collection. Grünwald is also characterised by the film city of Geiselgasteig, the largest film and television centre in Europe with 370,000 square metres. This is one of the reasons why many actors, directors and other celebrities have settled there. The Filmstadt tour with various attractions, such as the 4D adventure cinema, attracts an average of almost 350,000 visitors every year. The Grünwalder Freizeitpark, created from the former sports school, offers a wide range of sports facilities, as well as facilities such as an artificial ice rink, play facilities for children, a beach volleyball court and a family and leisure pool with a spacious sauna area. On Grünwald's market square, the over 200-year-old constitutional lime tree bears witness to the town's long history. Around the town hall, in addition to public facilities and administrative buildings, is the Grünwalder Bürgerhaus Römerschanze, which regularly hosts events of all kinds. Several kindergartens and childcare facilities, a youth centre, a primary school and a community library, as well as all shops for daily needs can be reached in a few minutes and provide an excellent infrastructure. Secondary schools are located in the neighbouring communities. Thanks to the nearby tram, the Grünwald community is excellently connected to the public transport network.
