Oberhaching-Deisenhofen – Quality of Life Between Nature and the City

Situated in a quiet residential area of Oberhaching, this detached house occupies a 532 m² plot. The south-facing orientation provides plenty of sunlight in the garden, while the additional north-facing garden offers a more sheltered and shaded outdoor area. The shared access road is clearly regulated by a declaration of division. The house dates back to 19XX and has retained much of its original character. At the same time, it has been maintained and modernised over the years. Extensive works were carried out in 2002/2003 and again in 2015/2016, including upgrades to the electrical and water systems as well as the outdoor areas. The parquet flooring in the living areas was professionally refurbished in 2024. The ground floor comprises the living area with a traditional green tiled stove, a kitchen with fitted units, a separate storage room and a guest WC. The upper floor offers two bedrooms, one of which has access to the balcony, as well as a bathroom with a bathtub. Additional space is provided by an undeveloped attic and, in the basement, a party/hobby room, a boiler room and a separate utility/laundry room. The property also includes a garage. The building services date from different periods. The Weishaupt oil-fired condensing boiler was installed in 1987, while the oil burner was replaced in 2013. A district heating connection provided by GWO is already available in the street. The original wooden windows contribute to the character of the property while also offering potential for future modernisation. What particularly distinguishes this property is its potential for further development. The existing floor plan can be adapted, the house could be extended, or additional features such as a conservatory could be added. A comprehensive redesign of the property is also conceivable. In principle, there is also the possibility of replacing the existing building with a new development. The applicable planning framework is determined by the development of the immediate surrounding area pursuant to Section 34 of the German Building Code (BauGB); any specific plans would therefore need to be coordinated with the municipality.

Oberhaching-Deisenhofen – Lebensqualität zwischen Natur und Metropole

Lage

Oberhaching-Deisenhofen Oberhaching looks back on a history that extends far beyond today’s municipality. The Hachinger Valley has been inhabited since the Neolithic period; traces of Celtic settlements, the Roman road, and Bavarian burial mounds still bear witness to the area’s early importance. The district of Deisenhofen, whose name derives from the farms of a man named Tiso, was first documented around 1080. A new chapter in its development began with the construction of the railway line from Munich to Rosenheim and Deisenhofen’s connection to the rail network in 1857. This brought Deisenhofen closer to Munich and increasingly established it as a residential and recreational destination. This development has shaped the character of the town to this day. Oberhaching has retained its established community structure and has deliberately pursued moderate, carefully considered development. Rather than urban densification, the town is characterised by low-density residential areas, detached and semi-detached houses, smaller apartment buildings, and generous green spaces. It is precisely this combination of a village-like character and proximity to the state capital that makes Oberhaching a sought-after residential location in the southern Munich metropolitan area. Living in Deisenhofen combines a green, tranquil setting with short distances. The nearby Gleißental valley, with its forests and open landscapes, provides an attractive local recreational area right on the doorstep, ideal for walks and cycling. At the same time, Deisenhofen railway station is only a few minutes away. The rail connection provides a direct and convenient link to Munich and the surrounding areas to the south. By car, the location is also very well connected to Munich and the wider road network via the A995 motorway. Over the years, a diverse range of amenities has developed around the centre of Deisenhofen. Local shops, bakeries, restaurants, doctors and pharmacies are available within the town, as are kindergartens and schools. Numerous sports and leisure facilities, as well as cultural institutions, complement the offering. The redesigned town centre and the area around the railway station form an important focal point for everyday life. Deisenhofen is also currently undergoing an interesting phase of development. The listed railway station building, dating from 1875, has been extensively renovated and reopened in spring 2026 as a new meeting place featuring a restaurant, beer garden and event facilities. This restores a historic landmark to the centre of Deisenhofen that has been closely connected with the town’s development for more than 150 years. Another major transformation is currently taking place with the Deisenhofen School Campus on the approximately 59,000 m² site between the railway station and St. Bartholomew’s Church. A secondary school and a technical upper secondary school are being built there, together with a canteen, sports hall and outdoor facilities. The secondary school is scheduled to open for the 2027/28 academic year, followed by the technical upper secondary school in 2028/29. The campus is scheduled for full completion in 2028. This will further strengthen Deisenhofen’s importance not only as a residential location but also as an educational centre for the southern district of Munich.
